We sand, stain, repair, and install hardwood floors in Beverly, Salem, Danvers, and the surrounding towns. Our dustless system keeps the mess out of your house, and you get a written price before we touch a board.
Hardwood is what we specialize in, but we handle the whole floor – including the vinyl in your basement and the laminate in the rental unit. The same crew that gives you the estimate is the crew that shows up on day one.
From new installs to repairs and finishes – everything you need to install, restore, and maintain hardwood floors.
New solid hardwood, nailed down and finished on site. Red oak, white oak, maple, hickory – we help you pick a species and grade that fits the house and the budget, then we install it straight, tight, and level.
A full sand and finish that takes a worn, gray, scratched-up floor back to bare wood and builds it back with three coats. It’s the single best-value job in home improvement.
Water-damaged boards, pet stains, squeaky spots, gaps, buckling near a radiator, or a patch where a wall came out. We weave new boards into the existing floor so the repair disappears.
Proper grit progression with a drum sander, edger, and buffer – not one pass and done. Flat floors, no waves, no drum marks, no swirls left under the finish.
Natural, golden oak, provincial, dark walnut, ebony, or a custom mix. We sample stains on your actual floor, in your actual light, before you commit.
Also called a screen and recoat. If your finish is worn but the wood underneath isn’t damaged, we abrade the old coat and lay down a fresh one. One day, a fraction of the cost.
Vinyl, laminate, engineered, and the tools that keep your floors clean and protected.
Our sanders run into a sealed containment unit that captures the vast majority of dust at the source. You stay in your house, your furniture stays clean.
The right call for concrete slabs, basements, and rooms over radiant heat. We install glue-down, nail-down, and floating engineered floors.
Luxury vinyl plank and tile for kitchens, baths, mudrooms, and basements. Fully waterproof, warm underfoot, handles a New England winter.
A hard-wearing, budget-friendly option for rentals, playrooms, and quick turnovers. We prep the subfloor properly first – that’s the part most laminate jobs get wrong.
We come out, measure, look at the condition of the wood, and hand you a written price with the scope spelled out. No pressure, no charge if you decide to go another way.
Send us two photos of your floor and we’ll tell you honestly whether it needs a full refinish or just a buff and coat.
Traditional sanding puts a fog of fine wood dust into every room you own. It lands on top of the kitchen cabinets, inside the light fixtures, and in the heating ducts, and you find it again in March. Our dustless system pulls the dust straight off the machine into a sealed container outside.
You can stay in the house. Most families keep living upstairs while we work on the first floor.
A cleaner finish. Dust that never goes airborne can’t settle into a wet coat and leave grit in it.
Less cleanup, fewer days. No wiping down every surface in the house before we can coat the floor.
Honest about it: “dustless” isn’t literally zero dust — no system is. It captures the overwhelming majority at the source, and we still tape off doorways and cover what needs covering.
Four steps, and you always
know which one you’re on
We come out, measure every room, check the condition and thickness of the wood, and talk through stain and finish options. Usually 30 to 45 minutes.

You get a written quote listing the scope, the finish we’re using, the number of coats, and the total. Sign it and we lock in your dates.
Furniture moved, doorways sealed with plastic, vents taped, and the dustless containment set up before a single machine turns on.
Sanding, stain if you chose one, then three coats of finish. We walk the whole floor with you before we take the plastic down.
With a water-based finish, socks after about 24 hours and normal shoes in 2 to 3 days. Wait a week before you put area rugs down and about two weeks before you slide heavy furniture back into place — the finish keeps hardening after it stops feeling wet. We leave you a printed care sheet with the exact dates for your job.
Old pine in a Salem colonial. Red oak under 1970s carpet in Danvers. A kitchen floor a golden retriever spent twelve years on. This is what the work actually looks like.
Our shop is at 36 Woodland Ave in Beverly, MA 01915, which puts most of the North Shore inside a twenty-minute drive. If your town isn’t on the list, call us anyway – we go where the work is.

Three to five days for a standard first floor: one day of sanding, one for stain if you’re staining, then coats with drying time between them. Larger homes and heavy repair work take longer. We give you the day-by-day schedule with your quote, and we don’t start a job we can’t finish on time.
Usually not. Because we sand with a dustless system, most families stay in the house and just avoid the rooms we’re working in. You will need to keep pets and kids off the floor while the finish cures, and you’ll want a plan for where to sleep if we’re doing bedrooms. We’ll walk through the logistics at the estimate.
Our sanding equipment connects to a sealed vacuum containment system that pulls dust off the machine as it’s created and traps it outside your house. It captures the large majority of what traditional sanding would put in your air. It isn’t literally zero dust — no system is, and any contractor who tells you otherwise is overselling — but the difference in your home is dramatic.
Usually yes, and it’s a lot of what we do. Old-growth pine and early oak floors are often thinner than modern flooring and sometimes have cut nails, gaps, or previous sanding history, so they need a lighter hand and more patience. We check thickness before we quote and tell you honestly if a floor has been sanded one time too many already.
In most cases, yes. We put sample stains directly on your floor and let you look at them in your own light before committing, because the same can of stain reads completely differently on red oak, white oak, maple, and pine. Perfect matches across different species and ages of wood aren’t always possible, and we’ll say so upfront rather than surprise you at the end.
Water-based finish dries faster, has far less odor, and stays clear over time, which keeps white oak looking light and modern. Oil-based costs less, ambers as it ages, and gives a warmer, traditional look that suits a lot of older New England homes. Both are durable when applied properly. We’ll show you samples of each and explain the trade-off for your specific floor.
Not solid hardwood — it moves too much with moisture. For basements and slabs we recommend engineered hardwood or luxury vinyl plank, both of which handle humidity properly. We test the slab for moisture before recommending anything, because that step is exactly what gets skipped on jobs that fail two winters later.
Yes. Luxen Construction Inc. is a registered Home Improvement Contractor with the Massachusetts Office of Consumer Affairs and Business Regulation (Reg. #000000) and carries general liability and workers’ compensation insurance. We’ll send you the certificates before work begins. You can verify any Massachusetts contractor’s registration on the state’s website — we’d encourage you to check ours and everyone else’s.
No. Estimates are free, there’s no obligation, and we don’t do high-pressure closing. We’ll come out, measure, and give you a written price you can compare against other bids. If photos are easier to start with, text or email them and we’ll give you a ballpark before scheduling a visit.
It depends on the season — spring and fall book out fastest, and a lot of homeowners want floors done before the holidays. We’re usually scheduling two to four weeks out. If you’re closing on a house or moving in on a fixed date, tell us at the estimate and we’ll be straight with you about whether we can hit it.
Yes. We do turnovers for landlords and property managers across Essex County, plus offices, retail, and small commercial spaces. Tell us your deadline — turnover work is usually about the schedule as much as the floor.
Fill this out and we’ll call you back the same business day. If it’s easier, just call or text — a real person answers.
